SDA stands for Specialist Disability Accommodation. It is housing funded by the NDIS for participants who have extreme functional impairment or very high support needs. SDA funding pays for the dwelling itself and is paid to the home's registered SDA provider — day-to-day support such as SIL is funded separately. Around 6 per cent of NDIS participants are eligible for SDA.

Specialist Disability Accommodation is the NDIS support category for purpose-built or specially designed homes for people with very high support needs. It comes in four design categories: Improved Liveability, Fully Accessible, Robust and High Physical Support. Each category sets design features — for example step-free access, wider doorways, assistive-technology readiness or reinforced walls — matched to the participant's functional assessment.

The pathway is: (1) have SDA funding approved in your NDIS plan — usually through a Home and Living supports request backed by an occupational therapist's housing report; (2) decide where and with whom you want to live, then search SDA-enrolled dwellings in that area; (3) apply to the dwelling's SDA provider, inspect the home, then sign a service agreement and tenancy documents. The NDIS is Australia's whole national disability insurance scheme — it funds many kinds of supports. SDA, Specialist Disability Accommodation, is one specific funded support inside the NDIS, and it covers only the dwelling. It is different from SIL (Supported Independent Living), which funds support workers rather than the home. Many participants hold SIL funding; only a small fraction hold SDA.

SDA prices are set by the NDIA in the official NDIS Pricing Arrangements and vary by design category, building type and location. The funding is paid directly to the SDA provider — not to the participant — and participants pay a Reasonable Rent Contribution set under NDIS rules.
